Positioned between the Manitoba Museum and Sport Manitoba, this site offers immediate development potential with close access to major District assets. A proposed 400-600 stall parkade would generate significant parking revenue for MCCC and yield a strong return on investment. Street-level commercial rental units (CRUs) could be leased to arts organizations or the Museum for interactive displays, enlivening the streetscape. An updated parkade study, following previous MMM Group analyses, should be initiated, with construction on Rupert Street prioritized. A parallel strategy for denser street parking in the District is also recommended to support this investment.
